First determine which programs can actually be used
Florida Housing offerings and local government programs can have different household-income caps, purchase limits, borrower definitions, occupation requirements and property restrictions. Some require an approved lender. A program that was open last month may not have funds now; rely on the administrator's current written terms, not an old social-media graphic.

- Confirm the household and property meet written eligibility rules
- Ask whether the lender is approved to originate the assisted program
Understand the assistance lien
An assistance award might be a grant, an amortizing second mortgage, a deferred-payment lien or a conditionally forgivable obligation. These have different consequences when you sell, refinance, move or pay the first mortgage off. A larger nominal award may be less attractive than it sounds if it comes with a costly first mortgage.
- Request the note, second-lien terms and repayment triggers
- Compare total monthly payment and five-year ownership cost
- Ask who must complete counseling or education
Build a realistic closing-funds plan
A down payment is only one line item. Title charges, escrows, insurance, inspections, lender fees and prepaid interest can still require cash. Use property-specific taxes and insurance before deciding how much assistance you need; Brevard coastal and inland homes can have very different annual costs.
- Estimate taxes after the purchase, not only the seller's current bill
- Get homeowners and flood insurance quotes early
- Have your lender explain allowable seller contributions
