Separate a minimum down payment from an approval
FHA's minimum down payment is not a guarantee that each applicant qualifies for the same loan size or terms. Lenders assess credit, stable qualifying income, debts, assets and reserves as applicable. FHA mortgage insurance changes the total payment compared with a similarly priced conventional loan.

Plan for FHA property standards
An FHA appraisal includes property-condition considerations, but it does not substitute for a private home inspection. Older roofs, peeling paint, unsafe electrical items or other observable defects can cause repair questions. Understand who will pay for repairs and what contract contingencies permit.

Estimate the full monthly expense
Many Palm Bay homes are outside coastal floodfront areas, but that does not eliminate flood or wind exposure. Homeowners insurance, escrow cushions and reassessed taxes can shift the monthly payment materially. Check HOA dues or assessments and budget for maintenance.
